How it works

No cost to you, no up-front fees, and the terms in writing before we start.

What excess funds and overages are

If a property sold at a tax sale, tax deed sale or mortgage foreclosure brings in more than the debt and costs, the difference is called excess funds, excess proceeds, overages or surplus funds. They all mean the same thing. Depending on the state, it may belong to the former owner, to lienholders, or to heirs.

What we do

We audit government records and government-held accounts, do the investigative work to locate the people connected to the funds, and offer to verify the funds, prepare the claim and file it. Rules and deadlines differ by state. We work with attorneys across the country wherever a claim calls for one.

How we get paid

Our fee is a percentage of what is recovered, agreed in writing before any work begins. We front the costs of the claim, including any attorney. Those costs and our fee come out of the money recovered, before you receive your share. You never write us a check. If nothing is recovered, you owe nothing.

When someone has passed away

If the former owner has died, the money may belong to their estate or heirs. These cases can be more involved and can take longer. We'll tell you what we know and who else may need to be involved.

What we can't promise

We can't promise that money is available, how much you would receive, or when. Other parties, such as lienholders, may have a claim, and the final decision isn't ours to make.
